Insuring a Home in Fort Lauderdale and Broward County

Broward shares Miami-Dade’s strictest-in-the-country wind code, but its defining insurance lesson is more recent: in April 2023 the county flooded from the sky, not the sea, and it happened miles inland where no one carried a policy. Both facts shape what you need here.

You are in the High-Velocity Hurricane Zone

Broward is one of only two Florida counties β€” with Miami-Dade β€” inside the High-Velocity Hurricane Zone. Windows, doors and roofing must hold a Miami-Dade or Broward Notice of Acceptance, a standard above the regular Florida Product Approval that requires passing a large-missile impact test, a 9,000-cycle pressure test and a static pressure test. Practically, that means protected openings are the baseline a carrier expects in Broward, documented roof and opening protection move the premium hard, and a home without them can be difficult to place at all.

April 2023: the flood that came from the sky

On 12–13 April 2023, Fort Lauderdale recorded roughly 25.9 inches of rain in a single day β€” a 1-in-1,000-year event that shut the airport, stranded drivers and put water in homes across the city and into Dania Beach and Hollywood. The point for insurance is blunt: most of those homes were nowhere near the coast and in low-risk flood zones where no lender required coverage, so the damage was uninsured. Homeowners policies do not cover flood, and in a county this flat and this built-up, the rain that cannot drain is as real a risk as the surge.

King tides and a coastline that floods on dry days

Like Miami-Dade, Broward’s coastal and barrier-island neighborhoods see king-tide flooding from September through November β€” seawater backing up through storm drains on clear days, no storm required. It is a steady, predictable exposure that argues for flood coverage well beyond the mapped high-risk zones. NFIP carries a 30-day waiting period, and private flood carriers will often beat it on price or limits, especially on higher-value homes near the Intracoastal.

Roof age decides the quote before anything else

In this market a carrier often looks at roof age before anything else, and on an older roof the decision is frequently whether to offer terms at all, not merely what to charge. A current wind mitigation inspection documenting the roof shape, deck attachment, secondary water resistance and opening protection is the single most useful thing you can hand us. If yours is more than five years old or you have re-roofed since, it is worth redoing before we market the home.
